About Matt Leschber
Matt Leschber is the Founder and Broker of 1836 Property Management, an Austin-based full-service property management company he launched in 2007 with one client and a belief that better property management could create better outcomes for real estate investors. What began as a home-office startup has grown into a 932-property operation serving residential and commercial owners across the greater Austin area.
Matt began his career in real estate with Keller Williams Realty after earning his license, then moved into property management after seeing how often rental owners were left with poor communication, inconsistent service, and avoidable operational problems. That experience shaped the company he eventually built: one designed not just to manage properties, but to help investors make smarter decisions and protect performance over time.
Experience & Expertise
Matt has spent nearly two decades building 1836 Property Management from the ground up while also investing in real estate himself for more than 15 years. His experience spans the operational side of leasing, maintenance, compliance, and reporting, as well as the investor side of evaluating returns, preserving asset quality, and navigating market cycles in Austin.
In a 2023 episode of the Austin Real Estate Investing Podcast, Matt said 1836 had been growing at about 20% year over year and cited an average return on equity of 10.56% for clients. In the same conversation, he described the company’s core focus as straightforward single-family rental investing with strong fundamentals rather than unnecessary complexity
Approach
Matt’s approach is built on three ideas:
- Partnership over transactions. He has consistently framed property management as a relationship-driven business, where trust, responsiveness, and alignment matter more than short-term volume.
- Simple, disciplined investing wins. Rather than chasing unnecessary complexity, Matt advocates for quality assets, clear underwriting, and steady execution. As he put it: “Just hold the course.”
- Systems should help investors see more clearly. Matt has discussed using tools such as REI Monitor and property assessment software to give owners better visibility into return on equity, vacancy, maintenance expenses, delinquent income, and property-condition records over the life of an asset.
