1836PM Agent Referral Process
– What to Expect –
From initial contact with investor to leased property and referral bonus delivery.
- Agent is introduced to the 1836PM Investment Advisor (IA) team
- At this time, one 1836PM Investment Advisor will be dedicated to your client
- Agent introduces their investor client to the IA
- Typically handled via email introduction
- IA will initiate a Discovery Video Call with the potential investor client
- Following Discovery Call:
- Agent will be informed of how the call went and if their client is a good or bad fit and why.
- If the Investor Client is Determined to be a GOOD Fit:
- IA will send a rental property analysis to the investor
- IA will review the Property Management Agreement (PMA) with the investor
- IA will send the PMA contract to the investor for signature
- Following PMA Contract Signing:
- IA will introduce the client to their Property Management team
- Agent will be informed that we have signed their client for PM services
- Leasing and Referral Bonus:
- Once the property has gone through the make-ready and marketing processes and a lease agreement between the new Resident and 1836PM has been signed, then we will begin the process of delivering your referral bonus.
- Referral Bonus: $250
- One bonus per new property (payable once management agreement and lease agreement are fully executed)
- Property must be vacant and cannot be leased prior to starting management to receive bonus
- **Timeline of referral bonus is not available. Days on Market of any particular property will always range based on a number of factors including property condition, market-readiness, fair rent pricing compared to market value, etc.
- If your client decides to sell the rental property, they will always be referred back to you.
