Important Instructions

Before You Begin

This application is only for those who are applying to rent a house or condo. If you are unsure which application to complete, please ask your agent or a member of our team before beginning the application process.

  • You are applying to lease a specific property; therefore, it is your responsibility to ensure the property is still available prior to submitting an application. The application fee is NON-REFUNDABLE. We do not pre-screen applications for property availability.
  • You are required to give a 30-day notice to your current property manager before applying.
  • The application form will time out if there is 15 minutes of inactivity. This is for privacy and security purposes. Please have all the information ready.
  • Corporate networks have strict security measures that might hinder you from completing the application on a work computer. We suggest you use a home computer or mobile device in lieu of a work computer.
  • Use Google Chrome as your web browser to avoid technical issues.

Important Instructions

Advice From Our Team of Professionals

There are specific steps to the application process, along with necessary information, and documents you will need to upload. Please read through these steps carefully and gather the information needed to proceed.

Step One: Schedule a Showing

Following these steps, you will be routed to our 3rd party partner to view available rentals and to schedule a self-showing for one of our managed properties:

  • Visit our Available Properties webpage: 1836PM Available Rentals
  • Find your preferred property and click the “Schedule Showing” button.
  • Scroll down to the “Self Tours” section to choose the date and time that works best for your schedule.
  • Click “Submit” to secure your self-showing.
  • Read our Self-Showing Guide for more information on how to access the property when you arrive.

Step Two: Gather Information and Documents

Please have the following information ready before applying:

  • Previous Addresses and Landlord Information
  • Employer and Previous Employer: Name, Contact, Start Date, Salary
  • Dependent Information
  • Emergency Contact Information: Name, Phone, Relationship
  • 3 months of pay stubs
    • If self-employed: 2 years of tax returns or 6 months of bank statements
  • Copy of current lease (if applicable)
  • Front and back picture of official ID

Step Three: Pet Screening

Every potential renter must go through this step first: non-pet-owner, pet-owner, service-animal-owner. This is a requirement of 1836 Property Management.

  • When you click on the Pet Screening link, it creates your Pet Profile. You can access it anytime now and in the future as your pet status changes. You may share your Pet Profile with future landlords.
  • This is a non-refundable service—even if your application is not selected or in the event that you are not approved.
  • Any applicant who provides false or misleading information regarding service animals will be declined.
  • If you have a pet(s) there is an additional per pet screening charge which is administered by a third-party pet screening tool.
  • Everyone must go through this step. When you click the link, you’ll find three options, choose one:
    • No pets or animals
    • Household pets
    • Assistance animals
  • Once complete come back to this screen to continue the application process.

Step Four: Select the Property You Would Like to Apply For

Following these steps, you will be routed to our 3rd party partner to apply for your preferred and specific property:

  • Visit our application webpage: Apply Now
  • Select the property you would like to apply for by browsing through our available properties or by inputting the address of the property into the provided search bar.
  • Click the “Apply” button
  • Then follow the prompts to complete the application.

Step Five: Troubleshooting

Who to connect with if there is a problem or if you have questions:

  • Make sure you are using Google Chrome to avoid any technical issues.
  • If you are unable to upload documents or it doesn’t allow you to continue with the application, please click the ‘Get Help’ button at the top right of the application page to take you to chat with Boom (our 3rd party application provider).
  • If you have questions about the application criteria, please call 512-994-4323.

PLEASE NOTE: Once you submit your payment for the application it will start processing your background check, making the application fee non-refundable.
