Maintenance Expectations for Owners

To ensure your rental property is productive it has to be properly maintained. Not only is it legally required to maintain habitability for your residents, but maintaining your property protects your investment in the long-term. Property maintenance includes general repairs and maintenance when components naturally wear out but also preventative maintenance to increase the overall performance of the property and reduce potentially large repairs.

Below are 1836PM expectations and general information regarding maintenance for you as our valued partner.

Maintenance:

  • Maintenance is a regular occurrence for any property.
  • Our team will promptly address maintenance requests, assessing the issue and providing troubleshooting or engaging a vendor if necessary.

Repairs

  • Repairs due to normal wear and tear are legally required to be covered by the owner in Texas.
  • If repairs are due to tenant neglect, misuse, or could have been resolved with basic troubleshooting, they become the responsibility of the resident.

Home and Builder Warranties:

  • We do not recommend home warranty policies as we cannot control the quality of vendors that are used. However, we will try to submit home or builder warranty requests where possible.
  • Emergency repairs and items not covered by the policy are exceptions.
  • See your management agreement for potential charges related to home warranty administration.

Use of Vendors:

  • Owners cannot use their own vendors for properties with tenants in place.
  • This is to ensure tenant safety and mitigate liability risks.
  • All repairs for occupied properties will be handled by vendors within our trusted network.
  • Unoccupied / Vacant properties: Using outside vendors is highly discouraged and requires written authorization from your property manager. Ask your PM team for more information about how 1836PM gets it done faster, saving you time and money.

Working with Vendors:

  • Upon receiving a work order, our team reviews the request.
  • If a vendor is dispatched, they are given a predetermined spending limit.
  • Vendors are pre-authorized to work within this limit and must request approval if the cost exceeds it.
  • Approval from ownership is only required if repairs exceed the maintenance reserve on file.
  • This process ensures prompt attention to property issues and compliance with the Texas Property Code.
