1836 Property Management: A 2023 Company Recap

This year has been exciting for 1836 Property Management as we aimed to better serve all of our rental property clients. Our ultimate goal is to help clients maximize returns in single-family residential (SFR) real estate investing. This year’s company highlights perfectly reflect how we’ve achieved that.

We are proud of everything we have done here at 1836 Property Management, and are looking forward to another great year ahead. Before stepping into the new year, let’s reflect on significant company highlights from 2023.

Serving Clients Better


The singular focus at 1836 Property Management is to continually improve upon the ways that we serve our clients.

To that end, all of our staff members fully review each process that we employ on a yearly basis. This review covers best practices, customer experience enhancement, and internal efficiency.

In the last year, we have increased our focus on transparency to all of our clients through stats and processes.

Through Property Management 2.0, we provide clients with a technology-driven path to transformative SFR real estate investing. We use data-driven analytics to identify the best income-producing properties, and we also make real-time investment performance reporting available to all our clients as well.

This has helped us build better trust with our clients, and makes the overall experience better for them as well.

Internally, we have built up continuing education and mastermind groups for our staffers, and have made available plenty of educational resources for our rental property clients as well.

In the end, this has resulted in us being able to achieve an average return on equity of 8.79% for all of our clients, with a benchmark 11.6% ROE.

Positive Company Culture


At 1836 Property Management, our dedicated team of professionals makes clients’ real estate investing dreams come true. They work hard every day to give their all for their clients’ best interests.

The way we have given rise to that passion in our staff is by creating a positive company culture that makes people excited to come to work every day. We’re able to attract and retain top talent in large part because of this positive company culture that we’ve created.

Our uplifting work environment fosters personal growth, resilience, and career advancement. This led to high morale and increased productivity, benefiting both our team and SFR real estate investing clients.

But, we’re not the only ones who think we’ve developed a great work environment. We were recognized for our culture this year by being named on the Austin Business Journal’s Best Places to Work list.

This year, we also received other public recognitions. This included being recognized among the 2023 City’s Best Awards and being named a Three Best Rated Business Excellence member. Matt Leschber was also honored as one of the ABJ’s Best CEOs.

What’s Ahead for 2024?


We never want to stop improving at 1836 Property Management. Despite the success of 2023, we have a lot of great things planned for 2024.

We are already working hard on expanding our process automation, including maintenance and customer interactivity. This helps our team’s back-end efficiency, reducing time and effort they put into “busy work”. This means they have more time to spend connecting with real estate investors and residents.

Unlike some other companies, though, not every new initiative we launch in the year ahead will be focused on automation. We are working to create a functional live person chat feature for new and existing clients, aiming to reduce email communications and the need for calls while providing a more convenient way for our SFR real estate investing clients to get in touch with us.

We are also diving full force into potential fee increases — not just deciding what the appropriate levels to do so are, but also how we track and maintain fair pricing using the rental rate versus income chart.

And, as always, we are keeping the pulse on changing trends in the industry so that we can be the best Austin property management company for all of our current and future clients, residents and partners.
