STEP 1

discovery Call

Jump on a quick call with one of our property management specialists to discuss your needs and goals for your Austin real estate investment. Your situation and goals are the focus of this call. We will discuss the how, when and why that’s driving this investment. If we don’t have a roadmap, we can’t get there and we’re here to get you to your destination.

STEP 2

Analysis

Our team will get to work building a strategy for the lifetime of our partnership with you and your rental property. Using our industry knowledge, we will align your goals with a specially-crafted “Go-to-Market” plan – including a rental estimate, make-ready recommendations, and a property marketing plan. 

STEP 3

Agree & Send

Lease Only Agreement is administered and will need to be signed by all parties to move forward with the process. 

STEP 4

Keys in Hand

Your rental property keys will need to be turned over to one of our property management specialists to conduct your property evaluation.

STEP 1

Evaluation

Your lease-only specialist will run a rental market analysis to ensure that rent is priced appropriately based on its location and specifications so that you get the best resident in place quickly. 

STEP 2

Property Walkthrough

One of our team members will do a walkthrough of your property and make recommendations to get your property ready to go to market. 

 

*All repairs or make-ready items are to be managed by owner and their trusted vendors.

STEP 3

Make Ready!

This will be the time to get your property looking its best and functioning properly. We need the property 100% “Move-in ready” so your photos will look their best and your future resident can truly call it home.

STEP 4

Photos & Listing

Once your property is completely ready and picture perfect, professional marketing photos and video (if applicable) will be prepared to ensure your rental property is competitive while on market and leases quickly.

Your made-ready property is now being professionally marketed on the Austin MLS, on the top rental websites around the world, as well as, to the clients that our partner brokerages represent.

STEP 1

Listing Updates

Your lease-only specialist will deliver a weekly update with the status of incoming applications, showings, and market performance. Based on this information we’ll make pricing and condition adjustments to meet the market demand.

STEP 2

Application Processing

All application criteria, processing, background checks, and employment verifications are handled by your property management team and our state-of-the-art property management software. 

STEP 3

Sign & Collect

Once a resident has been approved, your property management team will create the legally required leasing documents, disclosures, etc. and transmit them for electronic signatures. Once signed, we’ll verify all applicable paperwork and collect the security deposits to prepare your new residents for move-in. 

STEP 4

Lease Only Service Invoice

At this point, all services of your Lease-Only contract will have been successfully completed, and an invoice from 1836PM will be administered. 

Final Step!

Once we receive payment for services rendered, 1836PM will handle payment to the residents’ representative and agency on your behalf.
