NORMAL MAINTENANCE:
Below is a link to the tenant portal. To request maintenance at your property you will first need to log in using the information sent to you by email and then select the maintenance request link. Please troubleshoot the problem by checking all breakers and or reset switches first before submitting a request. When submitting a request please be as detailed as possible including when the issue started, the current status, what trouble shooting has been done and all other relevant details. This will ensure that we can resolve the problem faster with as little inconvenience to you as possible. Note that according to your lease you may be charged up to $40.00 per request as a repair deductable or up to the full amount of the repair if the damage and or misuse is caused by the tenants, tenants guests or tenants negligence or neglect. Please reference your lease for further details.
1836 Property Management reserves the right, in accordance with lease terms and state statutes, to determine the party responsible for any and all charges incurred by tenants claiming an emergency. If you claim an emergency and it is determined that either life, bodily injury or property damage was not imminent you will be responsible for all charges incurred.
EMERGENCY MAINTENANCE:
Gas leak
If you have a suspected gas leak get out of the house. Once outside turn off the main valve as demonstrated in your move in orientation walk through and call your local gas provider immediately. Then follow up with a call and/or message to our maintenance staff.
Water leak
If you have water flowing inside the home turn off the valves next to the appliance or the main outside the home then call our maintenance staff once the water is stopped. If we may be of assistance please call us immediately.
If you cannot reach us immediately AND you cannot get any of the appropriate valves turned off, hang up and call Christianson Plumbing in Austin at 512-246-5200 or another independent licensed plumber immediately. You have our authorization for up to $200.00 to have the plumber come out immediately to stop any water flowing. After the water has been stopped we will then evaluate the situation the following day to determine the best course of action to take to repair the leak and damage. Please follow up with a call to our broker at 512-507-6300 and leave a message.
Lock out
If you have been locked out of your home please call our preferred locksmith, Mr. Rekey at 512-929-5397. They provide after hours service for our tenants for a fee. You will need to provide payment at the time of services.
Heat or Air Conditioner
If you do not have heat or air and the temperature is between 33 degrees and 99 degrees these calls will be serviced the following day and you will need to fill out a maintenance request form on our property management website under the request tab. If you need assistance and it is BOTH after hours AND the temperature is below 32 degrees and you have no heat or above 100 and you have no air conditioning please contact Christianson Heat and Air at 512-246-5200 or an independent licensed technician. You have our authorization in this particular situation only for up to $150 to repair your heat or AC after hours. To receive reimbursement you must call our broker at 512.507.6300 and notify us by leaving a message at least 30 minutes prior to calling the technician.
As always please ensure you and your family is safe. Please shut off anything that is harming the property, leave us a message if unable to reach us at any time and please use your best judgment. Our goal is your safety and the safety of the property.
