We'll hire a PROFESSIONAL PHOTOGRAPHER which will use professional equipment including a WIDE ANGLE LENS to capture your property in the best possible way. We'll also include a CUSTOM FLOOR PLAN specifically created for your property for the best marketing possible. Lastly, as available, we'll include a NARRATED VIDEO WALKING TOUR of your property to be displayed on youtube, the MLS listing and more locations.

Screen Tenants Properly

We’ll ensure you get a qualified tenant with tried and true criteria we use for our personal and managed properties.
a) This includes a FULL credit check including judgements.
b) Nationwide terror watch list check, sex offender database check, full nationwide criminal check, eviction search and more.
c) Verification of employment.
d) Verification of income.
e) Verification of financial ability to qualify for rental payment.
f) Verification of identification.
g) Verification of move in timeline and pets.

Signing the Lease

We’ll ensure that a lease is negotiated, signed, copies are forwarded to you and the tenant and funds for the security deposit are collected. Typically the security deposit is accepted as payment for the leasing services and any additional funds beyond those due are forwarded to the owner for payment. Minimum monthly rent is $1200.00.

Great Tenant Guarantee

More important than anything we'll stand behind our criteria and tenants that meet those criteria with a Great Tenant Guarantee. If for any reason your tenant fails to pay rent and needs to be evicted during the first six months of an initial lease we initiate we will handle in house or pay an attorney at our partner law firm to handle the eviction including initial notifications, service, court time and more for free up to but no including a possible appeal.

Re-Lease for FREE Guarantee!

We believe in our tenant criteria and processes so much that we will pay the cost of re-leasing your property at no cost to you if your tenant fails to pay rent in the first 3 months of their tenancy. Should the tenant need to be evicted during the next 3 months we'll release the property at 50% off or normal rate.

*Evictions would need to be proceed all the way through a judgement to qualify.

Optional Extended Coverage

Extend your coverage for both services for only 50% more! While some companies charge 50% more just to lease your property we'll GUARANTEE your tenants for the full initial lease term for the same amount. For only 50% of the monthly rent we'll ensure that if you have to face an eviction in the first 24 months of a lease that we initiate for a tenant we approved and that meets our application criteria, we'll cover the eviction costs!
